|Recommended: YesNot perfect, but worth the price. — This complex is on par with many other major apartment complexes designed for students, but at a much more reasonable price. Staff is friendly and they have many incentives for living here that I have not experienced with other places.

|Recommended: YesGreat first apartment — This is overall a great place to live if it is your first apartment. The cost is very reasonable. It doesn’t come with a lot of amenities and the bed given is rock solid, but with a little work on your end, it can become very homey.

|Recommended: NoIt's fine for a pandemic — Parking is generally fine, but my rear windshield was shot out, I personally witnessed 10 accidents in the parking lot, and there is very little shade. You can almost never hear your neighbors unless they're throwing a party but even then, it's very subdued. Grounds and maintenance work was great, timely, and always well done. You're paying very little in rent compared to most places, the construction quality is pretty poor even still, expect higher electricity bills than you're used to throughout the year. We had ice forming on the insides of all of our windows, and even some doorframes. As far as buildings go, it was very poorly sealed from the elements. Also, a few large cracks in the walls are visible around the interior framework. The property staff is super nice, but they will come into your apartment every chance they can to inspect windows, carpets, kitchens, etc., which is not something I have ever experienced in any of my past renting experiences. It was also incredibly odd to do these things during a pandemic of all times.

Thank you for your review. We enjoyed having you here and it's unfortunate overall that your experience was not the best one. We appreciate your feedback on the structural flaws of the buildings and will pass on that information to our corporate team. We also apologize for our numerous in-unit visits this year. We are working on renovating the apartments in the upcoming year and this caused us to need to not only do our normal quarterly inspections but an additional inspection to look at the condition of each unit for a renovation scope. It definitely was a tough time with covid and we understand your frustration with this. At the very least, we are glad that you felt the maintenance staff and office staff was helpful and that the overall environment was quiet. |Recommended: YesGreat place to live — I lived at OC for only a short time but my roommates were great, management was super kind and helpful. The property was nice and always clean. The only downside was at night when people who did not live at the apartments would be in at the pool causing a lot of noise occasionally. But overall, I loved living here.

|Recommended: YesIf you’re thinking of living at Orchard Corners, YOU SHOULD — I have lived at Orchard Corners for two years now and I wouldn’t want to have lived anywhere else Sometimes a huge apartment complex can be overwhelming, so having this close community has meant a lot. Also, their office and maintenance staff are wonderful and truly care about their residents - they’re willing to help you with everything Truly, there’s no better place in Lawrence to live for such a good price

|Recommended: YesI am glad to live here — It's a nice, cozy apartment. At first I was scared because it was so cheap, but luckily I found some good roommates and I am happy to be here. The kitchen is a bit small, but the bedroom is more spacious than I thought it would be.
